We wrote it to be read, not to be skimmed past, so it describes what actually happens on this site rather than every practice a real estate company might theoretically have.

Information You Provide to Us
The primary way we collect personal information is through the contact and property inquiry forms on this site. When you submit one, we collect:

Google Analytics. We use Google Analytics to measure site traffic and understand how visitors use the site. Google Analytics sets cookies and collects the kind of usage information described above. Google processes this data under its own privacy policy, and you can opt out of Google Analytics across all sites using Google's browser opt out add on.
Meta Pixel. Our property listing pages include the Meta Pixel, a tracking technology from Meta Platforms, the parent company of Facebook and Instagram. The pixel records events such as page views, photo gallery opens, and inquiry form submissions, and it can associate those actions with a Meta account. This technology supports advertising measurement and audience building, including the ability to show ads to people who have previously visited our listings, which is commonly called retargeting.
Note on advertising. Whether or not we are actively running advertising campaigns at any given moment, these technologies may be present on the site and collecting data. We describe them here so you know what is running regardless of our current advertising activity.
How We Use Your Information
We use the information we collect to:

How We Share Your Information
We do not sell your personal information. We share it only in these circumstances:
With our agents and brokerage staff. Inquiries submitted through the site are routed to Granite Ridge Realty and to the agent handling the property or service you asked about. This is the core purpose of the form.
With service providers. We use third parties to run the site and our operations, including our website host, form processing, email delivery, and analytics providers. They receive information only as needed to perform their function.
With other parties in a transaction. If you move forward in a real estate transaction, information may be shared with parties customary to that transaction, such as cooperating brokers, title and escrow companies, lenders if you choose to involve one, inspectors, and the multiple listing service. This happens in the context of the transaction itself, not from casual website use.
For legal reasons. We may disclose information if required by law, subpoena, or regulatory authority, or to protect the rights, property, or safety of Granite Ridge Realty, our clients, or others.
In a business transfer. If the brokerage is sold, merged, or reorganized, information may transfer as part of that transaction.
Email, Text, and Telephone Follow Up
When you submit an inquiry with your phone number and email address, you are asking us to contact you, and you consent to us doing so by email, phone call, or text message about your inquiry and about real estate matters related to the interest you expressed.
You can opt out at any time. Reply STOP to a text message, use the unsubscribe link in a marketing email, or simply tell us in writing or by phone that you would like to be removed. We will honor the request. Note that we may still need to contact you about an active transaction you are party to, even after you opt out of marketing messages.
Property Search and Listing Information
Listings shown on this site are presented with attribution to the applicable multiple listing service, and listing data is deemed reliable but is not guaranteed. At present, this site displays individual property pages that we publish directly.
If we later add an IDX or MLS powered property search, that system may record search activity such as the criteria you use, listings you view, and any saved searches or account you create. We will update this policy before or at the time such a feature goes live, and any account based features will be governed by the terms presented at signup.
Third Party Links
This site links to third party websites, including the Flathead Valley Directory, listing platforms, community and local resources, and social media profiles. Some pages may link to lenders or other service providers. Those sites have their own privacy policies and practices. We are not responsible for how they handle your information, and we encourage you to read their policies before submitting information to them.
Cookies and Your Choices
Cookies are small files stored by your browser. This site uses them for basic site function and for the analytics and advertising technologies described above.

Information collected through this site is never used to steer clients toward or away from particular neighborhoods or communities on the basis of a protected characteristic, and it is not used to target or exclude audiences on any protected basis. When we advertise properties on platforms that offer audience targeting, those campaigns are run under the housing rules those platforms require, which restrict targeting options for housing related ads.
Children's Privacy
This site is intended for adults seeking real estate services. It is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.
Security
