Flathead Valley Directory
Terms version 2.1, effective May 11, 2026
These Terms of Service ("Terms") govern your access to and use of the Flathead Valley Directory (the "Service"), operated by Granite Ridge Realty, a Montana real estate brokerage. By accessing the Service, browsing listings, submitting a business listing, creating an account, contacting a listed business, or otherwise using the Service, you agree to these Terms. If you do not agree, do not use the Service.
The Service is a free online directory of businesses in the Flathead Valley region of Montana. Listings are submitted by business owners or their authorized representatives. Granite Ridge Realty curates listing categories and reviews submissions, but does not independently verify the accuracy, completeness, currency, licensing, insurance, or qualifications of any listed business.
You must be at least 18 years old and able to form a binding contract under applicable law to create an account or submit a listing. By submitting a business listing, you confirm that you are an authorized representative of that business with full authority to bind it to these Terms.
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us promptly of any unauthorized use. We may suspend or terminate accounts that violate these Terms.
By submitting a listing, you represent and warrant that:
Granite Ridge Realty reserves the right to approve, reject, edit (for clarity, formatting, or compliance), unpublish, or remove any listing at our sole discretion, with or without notice.
Edits to approved listings return the listing to the review queue. The previously approved version may remain visible until the new version is reviewed.
You agree not to:
You retain ownership of the content you submit. By submitting content, you grant Granite Ridge Realty a worldwide, royalty-free, non-exclusive, sublicensable license to host, display, format, distribute, and reproduce that content for the purpose of operating and promoting the Service. This license continues for as long as the content remains in the Service or in our backups; deletion of your account and listings ends new uses of the content.
You also grant Granite Ridge Realty the right to use your business name, logo, and listing information in promotional materials and search engine results referencing the Service.
Inclusion of a business in the directory does not constitute an endorsement, recommendation, guarantee, or professional referral by Granite Ridge Realty. Granite Ridge Realty has no financial relationship with any lender, title company, inspector, contractor, attorney, surveyor, insurance agent, or other real-estate-adjacent service listed in the directory. Listings are not referrals.
Users should independently verify licensing, insurance, qualifications, pricing, availability, and suitability before hiring or engaging any business.
The Service includes links to external websites. Granite Ridge Realty does not control and is not responsible for the content, policies, or practices of those websites. Visiting external links is at your own risk.
We may suspend or terminate your access to the Service at any time, with or without notice, for any reason, including suspected violation of these Terms. You may terminate your own account at any time through the account dashboard. Termination of your account will result in deletion of your business listings and uploaded media, subject to our backup retention practices.
THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. TO THE FULLEST EXTENT PERMITTED BY LAW, GRANITE RIDGE REALTY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, AND UNINTERRUPTED OPERATION.
WE MAKE NO WARRANTY THAT LISTING INFORMATION IS ACCURATE, COMPLETE, OR CURRENT, OR THAT ANY LISTED BUSINESS IS LICENSED, INSURED, QUALIFIED, OR SUITABLE FOR YOUR NEEDS.
TO THE FULLEST EXTENT PERMITTED BY LAW, GRANITE RIDGE REALTY AND ITS OWNERS, AGENTS, AND EMPLOYEES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OR BUSINESS, ARISING FROM OR RELATED TO YOUR USE OF THE SERVICE, ANY LISTED BUSINESS, OR ANY TRANSACTION WITH A LISTED BUSINESS, WHETHER BASED IN CONTRACT, TORT, NEGLIGENCE, STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS RELATED TO THE SERVICE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100), OR THE AMOUNT YOU HAVE PAID US IN THE PAST TWELVE MONTHS, WHICHEVER IS GREATER.
You agree to defend, indemnify, and hold harmless Granite Ridge Realty and its owners, agents, and employees from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising from your use of the Service, your submitted content, your violation of these Terms, or your violation of any third-party right.
We may update these Terms from time to time. We will note the effective date at the top of this page. Continued use of the Service after changes take effect constitutes acceptance. Material changes affecting your rights or obligations will be highlighted in the directory and, where reasonably possible, communicated by email to account holders.
These Terms are governed by the laws of the State of Montana, without regard to conflict-of-laws principles. Any dispute arising under or related to these Terms will be brought exclusively in the state or federal courts located in Flathead County, Montana, and you consent to personal jurisdiction in those courts.
If any provision of these Terms is found unenforceable, the remaining provisions remain in full force, and the unenforceable provision will be enforced to the maximum extent permitted by law.
These Terms, together with the Privacy Policy, Listing Guidelines, Submission Agreement, and other policies referenced herein, constitute the entire agreement between you and Granite Ridge Realty regarding the Service and supersede all prior or contemporaneous understandings.
You may not assign or transfer your rights or obligations under these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, sale of assets, or by operation of law, with notice as described in our Privacy Policy.
